Caledonia Has Thousands Of New Homes Planned. What Does Your Next Move Look Like?

It is Sunday evening after a long hockey tournament. The kids are asleep in the back seat, and you take the long way home past the new streets going up on the edge of Caledonia. You slow down at the model homes. Four bedrooms. A basement the hockey gear could actually live in. Then you remember your own house, where the sticks have been in the hallway since September.

We get it. Most of us at the same arenas have had that drive, and most of us have talked ourselves out of it before even running a number.

So here is the number. One hockey and volleyball family I worked with figured out they could walk away from a move with about $71,000 still in the bank. Not someday. The day they closed.

What is happening in Caledonia

According to Haldimand County planning numbers reported by the Haldimand Press, four developments there (McClung South, Georgia Pacific, Gateway and Beattie Estates) account for about 2,857 planned residences plus two apartment buildings. Avalon has 595 homes done and 958 more still planned. The County is also expanding the urban boundary toward Hamilton by about 260 hectares of residential land.

Plans move and timelines slip, so I will not promise you a closing date. But the direction is clear. There is more to choose from here than there used to be, and builders compete for buyers who show up prepared.

What it looks like for a real family

Take a family in a three bedroom worth $520,000 with $298,000 left on the mortgage. After about 4 percent in selling costs, roughly $201,200 comes out of the sale.

They move to a $650,000 home with 20 percent down, $130,000. That leaves about $71,200 before legal fees and moving costs. The new mortgage is $520,000 at 4.39 percent over 25 years, about $2,846 a month. Their old payment was about $2,069. That is $777 more, and I would rather you hear it from me now than find out at the signing table.

The reframe is the part most people miss. The equity you built is not just a number on a statement. It is the down payment on the next chapter, and knowing it up front changes which streets you can even look at.

Two things worth doing before the model home

First, get your numbers and a rate hold in place. The Bank of Canada held at 2.25 percent on September 2, and the next decision is October 28. A new build can close months out, so a rate hold protects you while you wait.

Second, line up your timing. Selling first, buying first, or a bridge between them each work differently, and the order matters more than the price of the granite.
